I really wanted to create a whole blog dedicated to our home-building experience (and I still might), but with work, kids, and building this house, I am not sure how feasible it is. At any rate, here is our build timeline and I will continue to add to it as our build comes to a close.
Week 1
2/23/16 – Silt fence installed on lot
2/24/16 – Pre-Construction Meeting
2/25/16 – Footer dug
2/26/16 – Footer poured
Week 2
3/1/16 – Foundation and brick laid on left side of house
3/2/16 – Foundation and brick laid on right side of house and front steps (brick to be fixed in one spot in the back right side of house – was laid in a pattern, but should be random)
3/5/16 – Foundation sealed (by my father-in-law) with Tremco Temproof 250 GCR
Week 3
3/7/16 – Additional drain pipe installed on outside of foundation (RH only installs one on the inside of the crawl foundation)
3/9/16 – Issues with foundation blocks and brick fixed
3/10/16 – First floor framing started
3/11/16 – First floor framing continued and garage floor poured, windows/doors delivered
3/12/16 – Second floor framing started
Week 4
3/14/16 – Second floor framing continued and garage framing started
3/15/16 – Third floor framing started and roof trusses installed
3/16/16 – Framing continued and plywood roof installed
3/17/16 – Framing continued, both staircases installed (this is when we noticed a wall/door was framed on third floor that should not have been there), and kitchen island installed (incorrectly at 42” tall – later corrected to 35” tall frame)
3/18/16 – Front door and windows installed, roof underlayment installed, and some shingles installed
3/19/16 – Framing continued, temporary front porch supports installed, and house properly wrapped
Week 5
3/21/16 – Back door and garage access door installed, HVAC system installed, shingle installation postponed due to rain over the weekend to allow underlayment to dry and straighten out
3/22/16 – Plumbing started
3/23/16 – Plumbing finished and meeting with PM to mark placement of electrical add-ons
3/24/16 – Electrical work started
3/25/16 – Electrical work continued
Week 6
3/28/16 – Electrical work continued and HVAC corrections made (requested per our HVAC specialist who inspected the system for us)
3/29/16 – Electrical work continued and framing finishing touches and blocking
3/30/16 – Electrical work finished and home (framing) inspection by Mike Bryan
3/31/16 – Brickwork completed on front of house
4/1/16 – Insulation started
4/2/16 – Insulation continued, meeting with PM to go over our own extra insulation and soundproofing installation (to be installed by RH), soundproofing started
Week 7
4/4/16 – Siding installation started and insulation/soundproofing continued, standard interior framing inspection by Mike Bryan), mortgage rate officially locked (LPMI rate of 4.25 with .375 credit to us toward closing)
4/5/16 - Siding installation, insulation/soundproofing continued, and drywall delivered
4/6/16 – Meeting with PM to go over final blocking adds, space above garage for future closet, and pull string installation in kitchen for future wiring of under cabinet lighting (PM going to talk to electrical company to see if they will do this if we use them post-settlement for the under cabinet lights); more blocking installed and insulation continued
4/7/16 – Insulation continued and more blocking installed/corrected
4/8/16 – Insulation continued, garage door installed, water/sewer lines installed, cabinets, bathroom countertops, stair railings/spindles, and interior doors delivered
Week 8
4/11/16 – Insulation continued, gas line installed
4/12/16 – Blocking complete
4/13/16 – Power line run
4/14/16 – Power installation complete and water lines installed sometime this week
4/15/16 – Insulation complete and CR Phillips installed under cabinet lighting pre-wire
Week 9
4/18/16 – Minor insulations fixes completed
4/19/16 – Drywall started
4/20/16 – Drywall continued
4/21/16 – Drywall continued and front porch concrete poured
4/22/16 – Drywall continued
Week 10
4/25/16 – Drywall sanded and painted (1st coat)
4/26/16 – Trim and cabinets installed; Columns installed on front porch
4/27/16 – Driveway installed; second coat of interior paint
4/28/16 – Paint touch-ups and trim painted
4/29/16 – Tile installed in bathrooms, vinyl floor installed in laundry room
4/30/16 – Tile grouted
Week 11
5/2/16 – Final electrical (outlets/covers, switches/covers, light fixtures, lighting and fan rough-ins) started
5/3/16 – Electrical continued, electricity turned on, fireplace stone installed (no grout yet; requested mantel be lowered a bit)
5/4/16 – Remaining HVAC equipment installed, AC turned on, deck installed
5/5/16 – Closet/pantry shelving installed; door handles, toilet paper holders, and towel racks installed
5/6/16 – Granite installed
Week 12
5/9/16 – Drywall repairs
5/10/16 – Drywall repairs continued
5/11/16 – Hardwood floors installation started
5/12/16 – Hardwood floors continued, front porch railings installed, landscaping started
5/13/16 – Hardwood finished (needs some corrections), carpet installed, appliances delivered
Week 13
5/16/16 –
5/17/16 – Drywall repairs and paint, utility sink installed in garage, plumbing finished
5/18/16 – Gutters installed, electrical continued, paint, banisters and stairs stained
5/19/16 – Poly applied to stairs, front porch brick fixed, inastallation of front light post started, hard drain pipe installed from house to street (by my father-in-law - RH installs the ribbed kind that is easily damaged), double ovens installed
5/20/16 –
5/21/16 – Mantel lowered, section of concrete dug up in front of front porch steps
Week 14
5/23/16 – Cabinet hardware installed, house cleaned, dishwasher installed, paint and other various touch-ups
5/24/16 – Ryan Homes internal QA inspection
5/25/16 – New home orientation at 8am - all remaining punch list items (except those not in writing - wink wink) now in writing and signed off on my our PM and us
5/26/16 – Drywall and paint
5/27/16 – Home inspection by private inspector - not too many issues, but some HVAC and other minor things need to be addressed; drywall and paint
5/30/16 – Memorial Day!
5/31/16 – Punch list items
6/1/16 –
6/2/16 – Closing Day!!
